As the final link in the vast Carré de la Soie development and the final lot in the TASE sector, cluster G enjoys a prime position facing directly onto the esplanade Miriam Makeba, which marks the entrance to this new urban element.

The “figurehead cluster” for the neighbourhood, the consultation for lot G covered 12,000 m² dedicated entirely to commercial property, half of which would accommodate the new spaces, office and employees of Est Métropole Habitat. Everything was in place to create an efficient and dedicated office project, the land was fully controlled, the local stakeholders engaged and committed and – icing on the cake – the investor and buyer were also known.
Architectural concept
On the trapezoidal parcel, the lot data sheet initially planned for an opening in the north section in order to connect the voids of the parcels opposite on rue Olympe de Gouge; we soon began to question this layout and, armed with our observations, proposed an alternative that was more in line with the orientation and end use of the programme, as well as the geometry of the parcel. As half of the programme would accommodate the EMH and the other half a third-party user, the proposed new structure allows for a similarly optimised distribution of the two wings, while the modified entrance is on place Makeba itself, through a patio leading directly to the halls built at the heart of the project. The EMH offices included a host of spaces for relaxation, gathering and conversation, as well as more private meeting areas. Positioned at the southern tip, the vast outdoor spaces, which allow for generous planting, make for a wonderful air vent and can be accessed on every floor.
The ground floor is largely filled with the omnipresent public retail and hospitality spaces; halls, shops and restaurants punctuate these meticulously-crafted shop windows with their wide copper-effect steel frames. Two distinct volumes levitate slightly above the copper plinth, the west wing is clad in white stone, and the east wing in red- to copper-toned terrazzo. A sense of cohesion and connection between the two wings is created through the identical treatment of the joinery on both bodies of the building. Large wood-framed openings bathe the workspaces in light and echo the site’s industrial past through the sustained punctuation of the uprights, while the solid structural elements are treated in same way as the windows, protected by awnings. This is an office project that offers exemplary flexibility and connects with the different scales of the neighbourhood: once again, the human scale takes pride of place.
