The ZAC Charolais Rotonde project is named in reference to the history of its site; very close to the Gare de Lyon, this former railway yard and vehicle rotunda was underused following the moving of equipment maintenance work to outside the capital.

The Réside Etudes group bought the property from Espaces Ferroviaires and organised a competition for the creation of an apartment block for associate researchers, along with a programme of residential units for purchase. The block intended to house researchers and possibly their families is different from a hall of residence in that it must accommodate established adults looking for calm and quiet in comfortable conditions similar to those of a hotel, during their varying lengths of stays while working or studying at Paris’ different research centres.

Our next-door neighbour is the brand-new Paul Dukas 12th arrondissement municipal musical conservatoire, designed by the architect Bernard Desmoulins. The dimensions and size of the plot mean that we had to back onto a relatively long stretch of it; we were also limited by the railway network to the west, meaning overhangs and setbacks would be required both in terms of operation and execution. From the very start of our studies, we felt that the bi-programmatic aspect should be split into two physically distinct volumes. The units intended for researchers are slipped in alongside the conservatoire, wrapping back towards the Gare de Lyon to the north and towards an alignment with the street to the south, perfectly fusing with the massing and setbacks of the conservatoire. The residential units for purchase take up their logical position along rue Jorge Semprùn, meaning that each programme offers halls that look out onto the street. The massing of the project is in perfect symbiosis with the neighbours it backs onto, the heights and setbacks are the immediate result of this contact, while the inner volumes, intervals and other overhangs are produced by neighbouring volumetric tensions.
The ground floor of the researchers’ block is occupied by all of the visitor services encompassing reception, work and comfort. In addition to the hall and a luggage room, a restaurant, gym, training rooms and IT room are available for the researchers to use, while their accommodation options, from bedsits to three-bedroom apartments, offer every configuration required for families or otherwise and are cosy, well-equipped and ready for use. The treatment of the façades varies according to the various situations, while keeping to a similar material palate of mineral white and champagne anodised aluminium. The peripheral external façades are resolutely contemporary, with large frames encasing both glazed and solid sections. The inner façades are organised around a cloister that offers a modern reinterpretation of the repertoire of narrow trumeaux found at the University of Cambridge, or the mullioned windows at Yale University. This inner “lung” is quiet place away from the hustle and bustle of the city.
